Hi closing costs and insist on adding bills to max your loan resulting in you paying interest far too long before seeing the principal unless you're paying extra toward principal monthly. In my opinion, run from this company. They're nice until you're hooked and stuck with a loan that will outlast you or your family will have to pay or they take your home. RUN!

Horrible customer service. Do not recommend. They charge the wrong auto pay accounts based on stored information which is not authorized. No actual customer service and only use AI chat bots to communicate. Use someone else.

BEWARE of last-minute LARGE closing changes
A final closing disclosure was not given to me three days prior to closing. In fact, it was sent at 5:20pm on 11/26/2024, the evening before our closing, which was the following morning on 11/27/2024 at 10:00am. The reason that I have an issue with this is because I was driven to make a rushed decision with issues but no time to push back and still meet the closing date. The cash to close on the closing disclosure that I was told had been approved by the underwriter and had a CTC on 11/23/2024 was >$37,000 and included the payoff of a personal car loan of >$5,000 and was a 30 year @ 7.624% interest rate. The last-minute closing disclosure that I received on 11/26/2024 at 5:20pm had the cash to close at >$46,000 and did not include the payoff of the personal car loan and was a 20 year @ 6.874% interest rate and a 0.754% point buydown costing > $5,000 which I was very clear from the beginning that I did not want to use any funds toward point buydown. When I tried to speak with the mortgage company on the phone regarding the issue they said I could not talk with them due to internal compliance. When I spoke with the broker on the phone, he brushed it off and said "what's in the past, is in the past" since I have already signed the closing documents. Even after I pushed back and disagreed with the amounts on the last closing disclosure. However, I needed to sign the following day otherwise I would be charged by the law firm, the delivery company who was bringing my belongings, and we would have been homeless due to our apartment lease ending.

Unprofessional and unethical
They are very unethical and unprofessional. They denied funding the loan after closing and wiring funds from my end. The closing took few mins extra since it's all online and that was the reason for denying the loan. They took long time for underwriting and when the rate lock expired due to that, they told me to pay for extending the rate lock. They offer attractive rate in the beginning and then delay the process to make money along the way. Please stay away from them. It's a waste of money and time.

Too many employees, too many system bugs, and processes that are not good for broker
UWM has gotten too big. Employees are not trained well enough. Most don't know their own jobs, and each job is so comparmentalized that you have to talk to a different person for every issue. Their system (which was much better when they started) is way too automated and glitchy which causes a snowball of hard stops that can make getting docs out an 8 hour venture. And my biggest pet peave, they send out a new LE for every little change causing much confusion to the borrower. Not only that, once an LE goes out that lowers an appraisal fee for example, you will get a tolerance for any additional appraisal fees because the borrower has already seen the lower fee. Really makes me mad when I am careful to include all fees that are likely to transpire (but maybe I don't have an invoice yet). Not sure this makes sense, but it's caused $100s in tolerence cures, which weren't necessary. And none of the employees can think outside the box to make a decision. They go scrictly by their book and sometimes it doesn't make sense. UWM is too big for its britches. Service sucks. Most don't seem to care about their job or if they do a good job. It shows in the service I receive which is 1 star at best.

THE WORST MORTGAGE COMPANY
I paid as always, days in advance on line my mortgage. Much to my surprise the day my mortgage was due I was inundated with email from UWM saying my mortgage was not paid. Assuming something must have gone wrong given I had not gotten a confirming email, I paid yet again. Then, a day later I was stunned to discover they accepted BOTH payments. When I demanded they return one I was told they could not electronically return my money to the bank and I would have to wait 10 days or more for a check, they refused to fed ex it to me despite the fact they essentially stole my money. Do not deal with these people ever.

AUDITED 3 HOURS BEFORE CLOSING
I am writing this review praying I can prevent someone from going through what I went through with UNITED WHOLESALE MORTGAGE. My closing was rescheduled 3 times because UNITED WHOLESALE MORTGAGE kept requesting documents at last minute, and I made sure they got everything they asked for. Each time they requested documents the broker would say, “They said that’s all they need,” then a day later we would have to send additional documents. 9/27/24 closing canceled, 9/4/24 closing canceled, 9/7/24 closing cancelled at 10:30am EST to 2:30pm. On 9/6/24 my pregnant fiancé, 4 month old baby, and I drove 12 hours to Raliegh, North Carolina to close on our Wendell home with a $11,000 cashier’s check. We were told that we were going to be clear to close at 12:30pm on 9/7/24 and at 11:30am on the day of closing, which was literally 3 hours prior, we got a phone call stating we were being audited for quality control. I had to be at work 2am the next day (10/9/24) and couldn’t afford to miss another day of work because I’m an owners operator for a trucking company in New Jersey and already called out at last minute to travel to NC for closing; not mention, called out 9/27 & 10/4 thinking I was closing. Because we were promised to close I only booked a hotel for just Sunday (9/6/24) since I was driving back home after closing on 9/7/24; consequently, my family and I had nowhere to go for hours because our room and every room in our hotel were fully booked for 9/6/24 so we hung out in the lobby after our mandatory 1pm checkout due to all the hotels we called were fully booked as well. My fiancé didn’t give up and she finally found a hotel for about $300 a night. After my fiancé and I talked to the auditor Evan from UWM of why we are being audited 3 hours before closing and he was just unbothered and saying it was random and that we did nothing wrong. We talked to our lawyer and decided to walk away from our new home due to principle because not one person including the broker, sales agent, builders, new lending company and lawyers have NEVER seen anything like that before and agreed that it was not random and said they too would have walked away due principle. We can always find another home and new lender but can never get another chance to stand up for ourselves when it comes to UWM. Remember your principles are more important than any materialistic thing so never allow anyone to waste your time by playing ping pong with your family, time, money and livelihood.

Aiming for Worst in Industry
They do not have human customer service that you can get to. Unless you’re inquiring about new mortgage of course. If try to call, you get automated voice from hell that will not be able to find your mortgage by ssn or loan number. It will say it therefore can not transfer you to a human “goodby”. If you try to use the app you will get the message have to install updates to app. A link is kindly provided. Except link doesn’t work and App Store does not have so called improved updated app. Don’t make mistake I made. Find another lender. I can’t imagine one worse than UWM

United Wholesale Mortgage is the Worst Mortgage Company of All Time!
I've owned many properties over the years and I can say with 100% confidence that United Wholesale Mortgage gaslights you when they say they "make lending easy." Nothing could be further from the truth. Customer service is the worst! No one addresses any issue beyond taking your monthly payment. They just shuffle you around form dept to dept until someone eventually hangs up on you. The "Successor In Trust" Dept is especially incompetent. They regularly make decisions late/well past dates they set to make decisions and they make decisions without the expertise to understand what they're reviewing in the first place. Bottom line: if you get to choose who manages your mortgage, you DO NOT want it to be UWM. They will give you headache after headache with incompetence and apathy.

Incoherent and arcane and predatory fres
I have been trying to payoff my mortgage and get conflicting ditto on on pay off expiring only to find that they tack on a 12 dollar fee so am not stuck with a 500 dollar fine to pay a 1 cent balance because you can’t clear the final penny online. It’s predatory fee is insane to me!
